MAIN HOUSE BB BOOKING CONDITIONS
Main House Deposits and Cancellation Policy
For all bookings, we require a non-refundable deposit of £50.00 for each room to confirm the booking. We will charge this to your debit/credit card. We will send you an email confirming the booking. The balance is due on departure.
Once you have booked your stay, our agreement is a legal contract and any deposit you have paid is non-refundable. For cancellations made up to 7 days before your booking you will not be liable for the total balance. For cancellations made after this time you will be liable for the total amount, however all efforts will be made to re-let the cancelled accommodation in order to minimise charges. An administrative fee of £10.00 will be charged for any refunds given.
Curtailment of stay after arrival, the Guest will be liable for payment of the full amount however all efforts will be made to re-let the cancelled accommodation in order to minimise charges. This could be the cost of the full amount of your reserved stay.
- Price
The price includes accommodation plus breakfast. Unless clearly stated on the booking form all extras such as additional meals/items, telephone, drinks etc are additional. We accept the following forms of payment: cash, debit cards, credit cards, except American Express.
- Pets
Pets are not permitted.
- Cancellation and Insurance

For cancellations made up to 7 days before your booking, you will not be liable for the total balance. For cancellations made after this time, or failing to show, you will be liable for the total amount, however all efforts will be made to re-let the cancelled accommodation in order to minimise charges. For this reason, you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

- Availability
We would only cancel your booking if your accommodation were unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
- Arrival
Our check in time is after 4pm on the day of arrival, unless otherwise arranged. Please let us know if you plan to arrive after 9pm.
- Departure
Please be ready to leave your accommodation by 10:30am on the day of departure, unless otherwise arranged. Your bill for the accommodation and any extras or services taken during your stay is payable on departure.
- Damages and Breakages
Please take care with our accommodation. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £100.00 if you did not report this.
- Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.
- Data
Any data gathered during the course of this booking may be held on computer.
HOLIDAY COTTAGES BOOKING CONDITIONS
Holiday Cottage Deposits and Cancellation Policy
To secure a reservation, Credit/Debit cards must guarantee all bookings with a 25% non-refundable deposit with booking. Balance of rent, plus a refundable breakage deposit of £200, due 8 weeks before start date. Once you have booked your stay, our agreement is a legal contract and 25% deposit you paid at the time of reservation is non-refundable. For cancellations made up to one month before your booking, 75% of rent plus a refundable breakage deposit of £200 will be refunded. For cancellations made after this time you will be liable for the total amount, however all efforts will be made to re-let the cancelled accommodation to another guest in order to minimise charges. An administrative fee of £10.00 will be charged for any refunds given. For this reason, you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.
- Arrival and Departure
The cottage is available to you from 4pm on the day of arrival until 10am on the day of departure. Upon your arrival, please let us know by using the Main House doorbell.

- Payment
Please forward 25% of the total rental on booking. The remainder (balance of rent) together with a refundable breakage deposit of £200 is due eight weeks before your arrival. We accept the following forms of payment: cash, debit cards, credit cards except American Express.
Refundable breakage deposit of £200 is to cover any extra housekeeping/cleaning or damage in the event that the cottage is left in an unsatisfactory condition. The deposit is returned within a day of the end of your holiday if all is well.
You are kindly requested that in our holiday cottages, smoking is strictly prohibited and we cannot accommodate any pets, also a responsible "Duty of Care" to all fixtures, fittings and appliances leaving the property in good order are strongly requested for the courtesy to the next guests.
